Frequently Asked Questions
What types of projects does Woodbuilt Developments handle?
We specialise in high-quality residential construction, including home extensions, loft and garage conversions, full property renovations, and bespoke new builds.
Do you handle kitchen renovations?
Yes! We offer premium kitchen upgrades. We work closely with Yorkshire Kitchens Co. to provide stunning, high-spec designs that we then install to perfection.
Are you fully insured?
Absolutely. We carry full Public Liability and Employers’ Liability insurance to ensure total peace of mind for both our team and your property.
Do I need planning permission for my project?
It depends on the scope. Many extensions and conversions fall under “Permitted Development,” but larger projects or new builds usually require full planning permission. We can help guide you through this process.
Will you manage the building regulations inspections?
Yes, we handle the coordination with local building control officers to ensure every stage of the build is inspected and signed off according to UK regulations.
Do you provide the architectural drawings?
While we primarily focus on the build, we work with a network of trusted architects and can manage the design phase for you if required.
Can I stay in my home during the renovation?
For most extensions and kitchen upgrades, yes. For major renovations or new builds, it may be more comfortable to vacate. We will discuss a livability plan with you before we start.
How long does a typical extension take?
Most mid-sized extensions take between 8 to 12 weeks, though this varies based on complexity and weather. We provide a projected timeline before any work begins.
What is your payment schedule?
We work on a staged payment basis. This means you pay in instalments as specific milestones of the build are completed, rather than everything upfront.
How do you handle scope creep or extra costs?
If you decide to add features or change materials during the build, we will provide a written variation order with the adjusted cost for your approval before proceeding.
What happens if the weather is bad?
In the UK, weather is always a factor! We factor buffer days into our schedules for external work like roofing and bricklaying to keep the project on track.
Who will be managing my project?
You will have a dedicated project manager who will be your main point of contact for daily updates and any questions you might have.
How do you keep the site clean and safe?
We pride ourselves on a tidy site. We arrange for skips, regular waste removal, and ensure the area is secured and swept at the end of every working day.
Do you handle all the trades (plumbing, electrics, etc.)?
Yes, we provide a turnkey service. From Gas Safe engineers to NICEIC-certified electricians, we manage all sub-contractors so you only have to deal with us.
Are your builds guaranteed?
Yes, all our structural work comes with a guarantee, and any installed appliances or materials are covered by their respective manufacturer warranties.
